Capstone Collegiate Communities

Welcome to Capstone Collegiate Communities, LLC, also known as “C3,” Capstone’s new Off Campus/New Construction Company.  We specialize in the development, construction and management of high-quality student housing developments in close proximity to major colleges and universities across the country. 

As part of the succession of Capstone Development, the most active and experienced developer of student housing facilities in the country for the past 21 years,the three principals of C3 bring years worth of valuable student housing experience and knowledge to this new division.  Rob Howland, John Vawter, and Ben Walker have been integral to the success of the off-campus/new construction developments Capstone Development has successfully delivered over the years, and they plan to continue that success in the future.

Our division is made up of three distinct companies, each solely focused on one area of our business:

  • Capstone Collegiate Communities, LLC - Development
  • Cottage Builders, Inc. – Construction
  • Capstone Properties, LLC - Management

Specifically, we focus on the development of Cottages - “new urbanism” style, residential neighborhoods, Lodges – higher density communities, and Lofts - in-fill developments that often include a retail component.

Each of these developments offers a variety of charming and appealing residential facilities. These range from free-standing residences to townhomes and lodge buildings to lofts, providing one to five bedroom living arrangements.  Our developments offer a unique lifestyle for students and faculty, including features such as scenic lakes, walking trails, open green spaces and attractive and comfortable community buildings with top of the line amenities such as resort-style pools, fitness facilities, tanning salons, theaters, and both community and private study rooms.

C3 has completed the following communities, representing over $322 Million in total development costs and 8,373 beds:

  • The Cottages of Norman (University of Oklahoma / Norman, Oklahoma)
  • The Cottages of Baton Rouge – Phase 1 & 2 (Louisiana State University / Baton Rouge, Louisiana) Awarded “Best New Development – Innovator Awards” by Student Housing Business magazine, April 2011.
  • The Lodges of East Lansing – Phase I (Michigan State University / East Lansing, Michigan)
  • The Cottages of Durham (University of New Hampshire / Durham, New Hampshire)
  • The Lofts of Kennesaw (Kennesaw State University / Kennesaw, Georgia)

  • The Cottages of Lakeshore – A cottage community for wounded military personnel undergoing rehabilitation at The Lakeshore Foundation, in Birmingham, Alabama. Certified LEED® Gold by the United States Green Building Council and Awarded Multi-Family Executive’s “Community Service” award in 2011.
